We work as general contractor or construction manager, organized around three lines of work. The scope changes; the standard does not.

Residential

Residential

Most contractors want a finished plan set, a designer, and instructions to follow. We help create the instructions.

Pre-construction and design-build

Full turnkey design-build, including expediting, architecture, and engineering. Space planning is handled as part of interior-design pre-construction, before anyone breaks ground.

Coordination during the build

Meticulous coordination between subcontractors, with clash detection so two trades are not fighting for the same space and a light switch does not land where a window goes. We anticipate what a client will want before it becomes a change order.

Standards we build to

There is a floor below which we will not build. If a client wants less than this, we are not the right company for them. The list keeps growing.

  • Big Apple joists, so mechanicals hide and soffits do not have to drop
  • No hollow doors
  • Delta faucets or better
  • Lutron or better on all lighting
  • Screwless switch plates

Finishes

No compromise. If it is not right, it gets redone.

Commercial

Commercial work usually arrives with a full plan set. The value shifts from hand-holding to interpretation and execution.

A lot of our value is inside the walls, catching things you never know we caught.

What we build

Offices, doctors' offices, X-ray rooms, urgent care, multifamily, restaurants, retail, and security upgrades and target hardening.

Reading the plans

We read the details and understand the intention of the architect, engineer, and designer, even where the drawings do not convey it fully. We bridge the gaps that naturally open on these projects and get everyone to the finish line. We are not a contractor who says "I built what you told me to build" — if something does not make sense, or there is a better way, we say so.

Standards we build to

  • Ribbed hollow-metal doors, not the cardboard-honeycomb-core kind
  • Quarter-round Schluter at the bathroom wall-to-floor junction, so dirt does not pack into a hard ninety
  • Grade 2 hardware and above
  • Vandal-resistant fixtures, specified deliberately

Take the standard wall-mounted water fountain with a plastic button. The third person to use it pops the button off. The version with the metal button lasts forever and the client stays happy. We learned that one the hard way.

Quality control inside the walls

Degrees in HVAC service and engineering from the Refrigeration Institute and Lincoln Tech cover more than air conditioning — they cover the basics of engineering, electrical, and plumbing. We check pipe pitch and roughing, not only the finishes an architect or designer would catch. Special inspectors carry responsibility for framing, but issues get caught before they become bigger problems, and when a plumber back-pitches a pipe we represent the client in pursuing it.

Community & Institutional

Community & Institutional

Houses of worship, schools, yeshivas, mikvaot, and libraries. Buildings that serve a congregation or a neighborhood have requirements that do not appear on a standard plan set.

What experience teaches

  • Houses of worship. Flexible tile underlayment, so tiles do not crack from dancing. Cooling sized above industry standard, because everyone is in a suit and tallis.
  • Medical and urgent care. Thicker walls around X-ray rooms for radiation shielding, and knowing where to source the shielding.
  • Soundproofing. We have tested dozens of systems ourselves, so we will not tell a client we are installing soundproof insulation between floors only to find it does nothing.
